Using the popular home listing site PropertyGuru can be frustrating especially in such a competitive market. Sometimes, it can feel like endless scrolling and scrolling and not being able to find any “good” listings. Sometimes, when “good” listings pop up, they seem to be snagged immediately. Here are some tips and tricks to using PropertyGuru to help you get ahead!
Tip 1: Apply Filters
Applying Filters Allow you to narrow down your search to your exact requirements so you don’t have to scroll endlessly and you will SAVE SO MUCH TIME!
Common Mistake to AVOID
Many people click on the “Apply Filter” Button on the Property Guru HOME PAGE which is usually VERY GLITCHY so even if you add in your filters, your filters will sometimes disappear means you need to spend another 5-10min adding filters again.
QUICK FIX!
Hit the Search button without any Filters and apply the Filters only when you reach the Page with all the listings. The URL Should look like www.propertyguru.com.sg/property-for-salexxxxxxxxxxxxxx
TIP 2: CREATE SEARCH ALERT
Can‘t find what you are looking for? Good units gets SNAPPED UP Super QUICKLY in this market.
Create a Search Alert with your filters applied and the next time a new listing comes onto the market, you will IMMEDIATELY be notified via Email by the PropertyGuru System! When that happens, GO GO GO GO GO GO!!!!
TIP 3: BEWARE OF FAKE LISTINGS
There are sadly some Property Agents exploiting this by posting FAKE property listings. These scammers draw in clients like yourself by advertising fake listings, and when you reach out, they will claim that the listed property has already been sold and offer one of their own listings instead.
What's worse is the rise of new scams where Scammers pretend to be real estate agents and deceive victims into paying rental deposits or option fees. Newer buyers or tenants in the market who don’t understand the processes often get SCAMMED.
Such frauds can occur not only on PropertyGuru, but also on other property listing websites such as 99.co, EdgeProp.sg, and even general marketplaces such as Carousell.
So, how can you limit your risks when looking for a home on your own? How do you ensure you're contacting a legitimate licenced real estate agent?
All estate agents are required by the CEA to publicly display their CEA Licence on all advertisements. All you need to do is to visit https://www.cea.gov.sg/aceas/public-register/sales/1 to ensure that the agent you are dealing with is licensed!
TIP 4: STAY FOCUSED!
Because of the current market, many good listings gets SNAPPED up very quickly and if you don’t spend every single day hunting and enquiring, alot of the good listings will be snapped up as soon as it hits the market.
In order to CHOPE a unit that is desirable, you will need to be on the ball to contact Agents and Sellers and also sometimes adhere to undesirable viewing timings on the weekends which might clash with your schedule.
To mitigate this, you can consider engaging a trusted and responsible real estate consultant to help with the search. Usually, Seller agents are also more responsive to buyers with an Agent representing them.
Sellers mostly prefer to deal directly with buyers with Agents as the Seller agent only has to deal with 1 set of paper work instead of 2 sets which speeds up the process by alot as compared to a direct buyer who might not be as familiar with the processes or slightly complicated paperwork.
